Level 3 Commercial EPC
Small existing building with simple heating system less than 100kw ( Boiler & Rads / electric room heaters etc) and/or cooling (Air/Conditioning) less than 12kw & natural ventilation & basic lighting systems
examples:
Shops, take-aways offices pubs/restaurants B&Bs doctors/dentists workshops/light industrial units
Level 4 Commercial EPC
Newly built or large existing buildings with heating system more than 100kw and/or cooling (A/C) more than 12kw
Or VAV fan coils chilled ceilings VRF multi split cooling, centralised A/C AHU

Large offices large shops/retail units large pubs/restaurants Large hotels factories/industrial process/workshops
Display Energy Certificate
Required for public buildings over 250m² occupied by a public authority (council leisure centre college NHS trust) that are frequently accessed for use by the public
DECs last for 1 year for buildings with a total useful floor area more than 1,000 square metres
They last for 10 years when the total useful floor area is over 250 square metres and up to 1,000 square metres

Do I need an EPC?
You must have a valid EPC for your property(s) if you meet any of the following criteria
you rent out or Lease the property
you sell the property
a building under construction is finished
there are changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating air conditioning or mechanical ventilation systems
You can be fined between £500 and £5,000 based on the rateable value of the building if you do not make an EPC available to any prospective buyer or tenant
Are some buildings exempt?
You do not need an Energy Performance Certificate (EPC) if you can demonstrate that the building is any of the following:
listed or officially protected and the minimum energy performance requirements would unacceptably alter it
a temporary building only going to be used for 2 years or less
used as a place of worship or for other religious activities
an industrial site, workshop or non-residential agricultural building that doesn’t use much energy
a detached building with a total floor space under 50 square metres
due to be demolished by the seller or landlord and they have all the relevant planning and conservation consents
Non mandatory reasons for an EPC
you are checking your building complies with current MEES regulations
you wish to make significant changes to the building fabric and or services and require an indication of any improvements
You wish to check how energy efficient & environmentally friendly your property is
Buildings also exempt if the following are true
it’s due to be sold or rented out with vacant possession
The building is suitable for demolition and the site could have potential to be redeveloped subject to planning
the buyer or tenant has applied for planning permission to demolish it
The official EPC register is held on the central government gov.uk website
Energy Assessors complete an assessment of your property and lodges the information onto the central register, you will be supplied with a weblink where you can access the EPC information online and also obtain a printable/pdf version if required. To share your EPC just send the direct link or a pdf copy
The information displayed shows the building's energy performance as well as useful links to energy grants and energy efficiency regulations and relevant advice too

Existing Buildings L3 & L4 EPC
A visit to the buildings with access to all rooms/zones including any lofts/roof spaces & heating/cooling/ventilation systems & insulation & renewable energy systems Documents pertaining to these elements will be very helpful as well as any existing floor plans
New Build L4 SBEM Calcs/Part L compliance
Working from plans for 'As designed' & 'As built' stages of your project. You will need to provide a full set of plans & data to ensure accurate calculations including architects drawings with full specifications of all elements of the building so we can support you with Building Control approval
